PUBLIC CONSULTATION -
Jaynic Properties Ltd originally submitted an outline planning application for a scheme of up to 238 homes on the redundant site of the former Newlands School, off Eastbourne Road, Seaford. Following on from the formal planning application consultation process, it is clear that there were a few elements of the original proposal that have raised concerns with the Council Officers. Therefore, following detailed discussions with the Council, we now propose an alternative proposal which seeks to address the concerns raised.
The development will still provide much needed new housing, ranging from starter homes to larger family houses and the scheme will be sympathetically developed to reflect the existing character of the area, including up to 40% affordable homes in accordance with Lewes District Council planning policy requirements. Additionally the scheme now proposes a large area of open space/sports pitches on the west of the site. This has resulted in a significant reduction in the number of units proposed. This amended scheme now proposes a residential scheme of up to 183 dwellings.
Seaford is one of five District Centres within Lewes District identified as being the most sustainable settlements, and hence the main focus to accommodate future growth. The recognised approach towards this is to develop sites within the built up boundaries of the main settlements in the District, alongside the development of some greenfield sites on the edge of such settlements. However, Seaford is highly constrained by the National Park, flood risk and coastal erosion, and the Council has found it difficult to find suitable sites in the town for the provision of sustainable housing. Therefore, the Newlands site offers a very rare opportunity in Seaford to provide a broad mix of new housing in a highly sustainable location.
